The Hotel Maintenance Director handles overall maintenance, operation, and functionality of the hotel's physical plant and engineering systems. This role oversees staff, manages projects, ensures safety compliance, and implements preventative maintenance programs.

Directly responsible for maintenance and operation of all equipment on the property, including refrigeration, air conditioning, fire alarm systems, boilers, primary and secondary power systems, and emergency generators. Maintain aesthetics of the exterior and interior, continuously evaluate remodeling projects, and schedule labor and materials for refurbishing. Demonstrate strong understanding of the building, equipment, and utilities like water, power, gas, and sewer.

Interview, train, supervise, counsel, schedule, and evaluate maintenance staff, while coaching and providing constructive feedback. Conduct department meetings and training on maintenance techniques, safe cleaning products, Onix Hospitality standards, and brand standards. Cooperate with department heads, hold supervisory meetings, and monitor compliance with state building codes, OSHA safety codes, and Fire Department standards.

Monitor new construction, interact with designers, architects, contractors, public utilities, Fire Department, Health Department, insurance agencies, and OSHA. Prepare budgets with department heads, handle work orders for projects, and monitor supplies for Maintenance and Engineering. Coordinate hotel emergency procedures with General Manager, develop effective emergency plans, and conduct drills.

Requirements

Strong understanding of building and equipment including external utilities such as water, power, gas, sewer
Knowledge of internal utilities, power systems, and fire protection systems
Ability to train new and current employees and provide coaching and constructive feedback
Experience evaluating and managing remodeling and refurbishing projects
Familiarity with state building codes, OSHA safety codes, and fire evacuation procedures
Capability to interact with architects, contractors, public utilities, and regulatory agencies
Proficiency in maintenance of refrigeration, air conditioning, boilers, and generators
Skills in preparing budgets and monitoring supplies for maintenance departments

Responsibilities
